Barn houses sap pump (approximately $400 electricity per season), sap tank and sheltered riser near house and easily accessed by driveway (tank drained by included sump pump; owner to furnish 75' electric cord to sump pump). Price includes: sap pump, riser, sap tank. Sap lines, gauges, etc. There is no sap boiler on site. Annual costs include: taps, electricity to run pump, oil for sap pump, any necessary repairs. Annual maintenance includes: tapping trees, daily checking of lines for drop in pressure during season, repair of lines during season, untapping trees and cleaning out lines, removal of downed limbs from sap lines all year long, washing out of sap tank at end of season, sap pump oil change at end of season. North section: the property has an easement for access to an old septic system that belongs to the neighbors on north side across norton road. It cannot be rebuilt if it fails, but it can be maintained with prior notice to owner of this property. This area contains ideal locations for fruit orchards, small tilled field, mushroom growing, etc. Stream banks give options for wetland micro-climates. Mint and cress harvested from stream bed, stream used to shock shiitake mushroom logs, shaded area behind house used to grow stropharia mushrooms on sawdust. Bedroom has a fold up platform bed and storage space for dresser underneath, etc. East wall is made up of two insulated barn doors that lock with bolts from the inside. Outside the doors is a 6' covered porch with gravel floor. Plumbing stainless steel pipe from well to house, solder-free copper within house, 4 gallon water tank, on-demand electric water heater. Plumbing includes: kitchen sink, washing machine drain, shower, toilet room with sink that drains into toilet, external tap. Plumbing was built to be drained so that house can be closed up for winter. Tank and leach field are underground. Electric underground electric from pole at end of driveway. Electric bill is about $35/month. Electrician installed to the box, owner installed internal electric. All wires are external (not inside insulated walls). Heat morso 2b standard wood stove (not included in price) uses about 1. 5 cords per year. Concrete floor acts as a heat sink from wood stove. All windows, but two, are south facing. In the winter, if the fire is lit on a sunny day, the front or rear door often needs to be opened because it gets so hot inside. Landline and fiber internet installed 2015. Phone and internet battery comes with the house, but wifi setup does not. Included in sale: kitchen and bath sinks, shower, toilet, bed frame, 6' electric baseboard heat and thermostat necessary for insurance, flue pipe roof fixture. Sugarbush: approximately 1,300 taps in accordance with organic and current use standards. Installed summer 2015. 2016 yield data available on request. Barn houses sap pump (approximately $400 electricity per season), sap tank and sheltered riser near house and easily accessed by driveway (tank drained by included sump pump; owner to furnish 75' electric cord to sump pump). Price includes: sap pump, riser, sap tank. Sap lines, gauges, etc. There is no sap boiler on site. Annual costs include: taps, electricity to run pump, oil for sap pump, any necessary repairs. Annual maintenance includes: tapping trees, daily checking of lines for drop in pressure during season, repair of lines during season, untapping trees and cleaning out lines, removal of downed limbs from sap lines all year long, washing out of sap tank at end of season, sap pump oil change at end of season. North section: the property has an easement for access to an old septic system that belongs to the neighbors on north side across norton road. Mint and cress harvested from stream bed, stream used to shock shiitake mushroom logs, shaded area behind house used to grow stropharia mushrooms on sawdust. The population was 738 at the 2000 census. This is a well built camp with a great view and easy access on a well-maintained dead end class 4 road. The property contains forest and open fields with two apple orchards holding approx. Twenty mature, pruned apple trees. Approximately 1200' of the camp property borders the trout stocked burgess branch (river). The view is enhanced and every little breeze is enjoyed, especially on warm vermont summer days. The camp is equipped with propane lights, a vented propane wall heater, and a propane cook stove with a working oven. It is insulated and additionally heated by a reliable fisher wood stove with a safe exterior metalbestos chimney. It is partially wired for lights and has wall outlets for electricity from a generator. There is a pitcher pump in the kitchen to bring water into the camp from a well. I have never tested the well but the water runs clear and does not smell. It is eight (8) feet deep and it has never run dry. It can get fussy in the winter. The camp has a metal roof, wood siding, and septic system. There is a bathroom with a shower stall for a bag shower, a real toilet that flushes, and a sink. The camp measurements are 16' by 32' with a 16' x 20' upstairs loft that will sleep at least six. The camp was built in 1985 and an addition was put on in 1995. Norris and hadley mountain to the south. It's a great place to enjoy morning coffee in the sun or collect the afternoon breeze with a cold beverage while watching for the deer, bear, birds, and moose that habitat the area! The game cameras show them all running close to camp! There are plenty of trails and roads for walking, running an atv or snow machine, or cross country skiing and snowshoeing. The neighbors are great and the adjoining lands are open to hunting. At least it's level! The camp is approximately ten minutes from vermont route 100. It is thirty minutes away from newport or morristown. Jay peak ski resort is 18 miles away. The camp will come furnished including beds with good mattresses, comfortable chairs and couches, and an equipped kitchen. There is a hide-a-bed couch, an upholstered swivel rocker, and a recliner in the living room and a couch in the kitchen. There is a woodshed filled with several cords of seasoned hardwood and a separate storage shed for tools, mowers, etc,. A decent riding lawn tractor and two good self-propelled mowers are included. There are two 100 pound propane tanks, propane grill, aluminum ladders, deck loungers, wheel barrow, and hand tools to be included. This camp is clean and in great condition. It is not damp nor musty and it is not overrun with mice and spiders. It has good doors and windows with screens, freshly painted floors and a terrific outdoor campfire pit. Annual 2016 taxes were $975. 00. It is ready to move in to and doesn't need repairs. It is simple because we use it as a camp, not a retirement home. Everything works and has a function! The nearest power is approximately 0. 7 mile however there are power poles along the road to within 400 yards of the camp. These were for a telephone line installed by a nearby camp. Roast marshmallows with the fireflies and falling stars! Listen to the owls hoot and the coyotes yip! There are plenty of level and open spaces to add a yurt, a garden, or a food plot. There's a decent general store in lowell, a great snack bar down the road in the summer, and a fine quilt shop only eight miles north in troy! There is no cell service at the camp but it's available a short distance up the road. It's easy to pick out because it's the red camp with the silver roof surrounded by the nicely mowed property!

The nearest power is approximately 0. 7 mile however there are power poles along the road to within 400 yards of the camp. These were for a telephone line installed by a nearby camp. Roast marshmallows with the fireflies and falling stars! Listen to the owls hoot and the coyotes yip! There are plenty of level and open spaces to add a yurt, a garden, or a food plot. There's a decent general store in lowell, a great snack bar down the road in the summer, and a fine quilt shop only eight miles north in troy! There is no cell service at the camp but it's available a short distance up the road. It's easy to pick out because it's the red camp with the silver roof surrounded by the nicely mowed property!
